Jessica Huang Shares Insights to Taikoo Hui’s Dual LEEDs Journey

Taikoo Hui Guangzhou’s Tower 2 has made history, becoming the first comprehensive office building in the Chinese mainland, and only the second worldwide to earn the prestigious LEED Zero Carbon and LEED Zero Energy certifications. Awarded by the U.S. Green Building Council (USGBC) on January 22, this milestone highlights Taikoo Hui Guangzhou’s commitment to sustainability and its leading role in shaping greener urban spaces.

The certifications are more than just plaques on the wall, they represent a significant achievement in sustainable development. With a vast floor area, Taikoo Hui Guangzhou’s Tower 2 is now the largest comprehensive office building globally to receive both LEED Zero certifications, underscoring the scale and ambition of its green initiatives.

The LEED Zero certification, introduced in 2018, builds on the well-known LEED system by focusing on four key sustainability pillars: carbon emissions, energy use, water consumption, and waste management. Achieving LEED Zero Carbon means that Taikoo Hui Guangzhou’s Tower 2 has successfully reduced or offset its carbon emissions over the past 12 months, resulting in net-zero carbon output. The LEED Zero Energy certification further recognizes the building’s ability to balance total energy consumption with renewable energy production.

Already a holder of the LEED Platinum for Operations and Maintenance certification, the Taikoo Hui Guangzhou’s latest recognition highlights continuous efforts to push the boundaries of green building standards.

Sustainability in ActionFrom the outset, Swire Properties implemented a series of forward-thinking sustainability initiatives for Taikoo Hui Guangzhou’s Tower 2. These ranged from energy-efficient architectural designs and renewable energy projects to comprehensive waste reduction strategies. The building’s location, offering easy access to public transportation, has also played a key role in reducing its carbon footprint.

The success of this project was made possible through close collaboration between Swire Properties and HSBC, demonstrating how strong partnerships between developers and tenants can lead to impactful, long-term sustainability achievements.

But how did this ambitious vision come to life? And what’s next for Taikoo Hui Guangzhou’s green journey? To get deeper insights into the strategy, challenges, and future plans, we sat down with Jessica Huang, General Manager of Taikoo Hui Guangzhou, to discuss how this landmark project was brought to fruition, and what it means for the future of sustainable buildings in China.

That’s: Could you share the key sustainable strategies and technologies implemented in Tower 2 that led to this significant achievement? How do these efforts reflect Taikoo Hui Guangzhou’s broader sustainability vision?

Taikoo Hui Guangzhou has always embraced the philosophy of ‘green building’ since its inception. As Swire Properties’ first project in the Chinese mainland, operating now for over 13 years, sustainability has been integrated into every phase from planning and design to construction, operations, and maintenance.

Since opening in 2011, Taikoo Hui Guangzhou has implemented a variety of energy-efficient technologies and sustainability practices, earning global recognition along the way. Both of our office towers received LEED Gold for Core and Shell as early as 2012, making them Guangzhou’s first to earn this honor. The complex also secured LEED Platinum for Existing Buildings: Operations and Maintenance in 2017 and again in 2022 — the world’s first indoor shopping mall to do so.

A major milestone was achieved in 2021 when Taikoo Hui Guangzhou’s entire property portfolio transitioned to 100% renewable electricity. HSBC further supported this transformation by securing renewable energy certificates for their offices in Tower 2, laying the groundwork for achieving LEED Zero certifications.

The dual LEED Zero awards represent the culmination of years of dedication, highlighting reduced or offset carbon emissions and a balance between energy consumption and renewable energy production. It’s a powerful testament to what can be accomplished through sustained efforts and strong partnerships.

That’s: What assistance did Taikoo Hui Guangzhou provide to HSBC during the certification process, and what challenges did the team face? How were these overcome to meet the rigorous standards of Green Business Certification Inc.?

Our collaboration with HSBC has been long-standing and deeply rooted in a shared commitment to sustainability. HSBC was actually the first tenant to sign our ‘Green Pledge’ in 2015, marking the beginning of a journey toward a more energy-efficient future.

Throughout the certification process, we worked hand-in-hand with HSBC to identify energy-saving opportunities and implement solutions. Challenges naturally arose primarily in balancing energy reduction goals with maintaining a high-quality working environment. Upgrading existing infrastructure to meet LEED Zero’s strict benchmarks required detailed planning and execution.

The launch of Swire Properties’ Green Performance Pledge (GPP) in 2022 further strengthened this partnership. HSBC became one of the first 15 tenants to sign the GPP, committing to enhancing sustainability throughout the full lifecycle, from fit-out to daily operations.

Together, we tackled obstacles like integrating renewable energy sources, optimizing HVAC (Heating, Ventilation and Air Conditioning) systems, and reducing carbon emissions without disrupting business operations. The success of this dual certification reflects not only the commitment of Taikoo Hui but also the dedication and collaboration of our partners like HSBC.

That’s: How has the sustainability transformation of Tower 2 influenced tenant operations and customer perceptions? Are there plans to expand similar green initiatives to other parts of the property?

The green transformation has had a significant ripple effect on both our tenants and customers. From a tenant perspective, adopting energy-efficient systems has helped reduce operational costs while simultaneously enhancing brand reputation. Many of our tenants now proudly promote their environmentally friendly practices, attracting eco-conscious customers and employees.

Through frameworks like the Green Performance Pledge, tenants are empowered to optimize sustainability performance across fit-outs and daily operations, strengthening their alignment with our broader green goals.

For our customers, we use Taikoo Hui Guangzhou as a platform to promote sustainability, incorporating green messaging throughout the mall and hosting eco-conscious events. Initiatives like the ‘Green Kitchen’ program encourage restaurant tenants to use energy-saving appliances, reducing overall emissions from food operations.

This holistic approach doesn’t just improve sustainability metrics, it strengthens brand loyalty and fosters a community that values environmental stewardship.

That’s: Looking ahead, how will Taikoo Hui Guangzhou continue to innovate in sustainability beyond the LEED Zero achievements? Are there upcoming projects or initiatives that will further strengthen Taikoo Hui’s leadership in green development?

The LEED Zero certifications are a huge milestone, but we see them as just the beginning. Moving forward, our sustainability roadmap focuses on energy optimization, waste reduction, and tenant collaboration.

We’re continuously improving our energy management systems, exploring more advanced technologies to reduce carbon emissions and optimize renewable energy use. One project we’re particularly proud of is our eco-friendly restroom initiative, where upgraded facilities now use significantly less water and paper. Two of these restrooms have even been awarded carbon-neutral certification by the Guangzhou Carbon Emissions Exchange.

We’re also pushing forward with the Green Performance Pledge, encouraging more tenants to join and exceed existing sustainability goals. Programs like ‘Green Kitchen’ will expand, and we’ll continue to explore new ways to reduce energy consumption in high-use areas like food courts.

On the community side, we’re planning more sustainability-themed events to raise awareness and engage both tenants and visitors. From educational displays to interactive eco-activities, we aim to make sustainability not just a practice but a shared experience.

At Taikoo Hui Guangzhou, we believe sustainability is a journey, not a destination. Our goal is to continuously innovate, collaborate, and lead the way in creating greener urban space, not just for our tenants and customers, but for the wider community.
